These terms govern your use of mybnbmanager.gr and of the management platform our clients sign in to. By using them, you accept them.
This is a courtesy translation. In case of any discrepancy, the Greek text prevails.

1.What the service is
We provide short-term rental management services and a platform through which an owner follows their property’s bookings, finances and tasks. The platform is a tool for information and collaboration — it is not itself the management agreement.
The commercial terms of our work together (fee percentage or retainer, the basis it is calculated on, duration) come from the management agreement you have signed. The platform displays those terms for transparency; if the two ever differ, the agreement prevails.
2.Accounts and access
- Your account is personal. Do not share your credentials.
- Tell us immediately if you suspect unauthorised access.
- The details you enter must be true and current — especially the bank account your revenue is paid into.
- We may disable access that is used abusively or unlawfully.
3.The figures shown in the platform
Statements, reports and calculations (management fee, VAT, climate resilience levy) are prepared from the data recorded and the rates in force at the time. They are provided for your information and do not replace tax or accounting advice; responsibility for your filings rests with you and your accountant.
We take care over accuracy. If you spot a discrepancy, tell us so it can be corrected.
4.What we do not promise
- We do not guarantee any particular occupancy, revenue or pricing. These depend on the market, the season and the property itself.
- We do not guarantee uninterrupted availability of the platform. Maintenance or third-party providers may cause outages.
- We do not control the policies or charges of the booking platforms (Airbnb, Booking.com).
5.Liability
We are liable for damage caused by our intent or gross negligence, and in every case where the law does not permit liability to be limited. To the extent the law allows, we are not liable for indirect or consequential loss, nor for profit lost on bookings that did not happen.
6.Intellectual property
The website, the platform, our logo and their content belong to us and are protected by copyright law. The data and files you enter remain yours; you licence us to use them solely to provide the service.
7.Changes and governing law
We may amend these terms; the version in force is always the one published here, with its date. Material changes will be notified to you.
Greek law applies. Any dispute not settled amicably falls to the courts of Sparta, Greece.
